The questions buyers and sellers ask me most often about Airdrie. If yours isn't here, ask me directly — I'd rather answer it properly than have you guess.
For most people weighing Airdrie against Calgary it comes down to three things: you generally get more house for the money, you pay Airdrie's municipal tax and utility rates rather than Calgary's, and you accept a commute if you work in the city.
It works well for families who want a newer home with a yard, and for first-time buyers priced out of comparable Calgary neighbourhoods. It works less well if you need to be downtown daily without a car — transit options are limited compared with living in Calgary itself.
Airdrie sits roughly 30 km north of downtown Calgary, straight up the QEII. In practice that's about 20 minutes to north Calgary and 30 to 40 minutes downtown depending on traffic.
The commute is the thing people most often underestimate. If you're moving from Calgary, drive it at the hour you'd actually be driving it — not on a Sunday afternoon.
Generally yes, though the gap varies by property type and has narrowed in recent years. The comparison that matters isn't city-to-city averages — it's the specific home you'd buy in each place.
A detached home in a newer Airdrie community typically costs less than an equivalent build in comparable Calgary suburbs. An older Calgary bungalow closer to the core can be a different story entirely. I break the full picture down in my Airdrie vs Calgary cost of living guide.
It depends what you're optimising for. Newer communities like Chinook Gate, Midtown and Bayview suit buyers who want current builds and newer schools. Established areas like Coopers Crossing and Williamstown have mature trees, larger lots and a settled feel.

Canada's minimum down payment is set federally and works in tiers based on purchase price:
So on a $600,000 home the minimum is $35,000: $25,000 on the first $500,000, plus $10,000 on the remaining $100,000.
Anything under 20% down requires mortgage default insurance, and that premium gets added to your mortgage. Budget separately for closing costs — legal fees, adjustments and an inspection typically land somewhere around 1.5% of the purchase price.
Federal rules change from time to time. Confirm current figures with your mortgage broker before you rely on them.
It depends far more on pricing than on the market. A home priced correctly for its community and condition tends to move quickly. A home priced on hope sits, gets stale, and then usually sells for less than it would have if it had been priced right from the start.
The first two weeks matter most — that's when your listing gets its highest visibility with buyers who have saved searches running. Which is why the pricing conversation before you list is the most valuable one we'll have.
You don't need one, but you're at a disadvantage without one. The salesperson in the show home works for the builder. Their job is to represent the builder's interests, and they do it well.
Having your own representation usually costs you nothing on a new build and means someone is reviewing the contract, the upgrade pricing, the possession date and the deposit terms on your side of the table.
One thing worth knowing: bring your REALTOR® to your first visit. Some builders won't register representation after you've already been through on your own.

Yes. Airdrie sets its own municipal mill rate independently of Calgary, so two similarly valued homes in the two cities won't have the same tax bill.
Worth knowing: your assessed value and your market value are two different numbers, and they often don't match. If your assessment looks wrong, it can be challenged — there's a formal process and a deadline each year.
The honest answer is that it depends on your finances and your risk tolerance, and anyone who gives you a blanket rule is guessing.
Buying first means you won't be caught without a home, but you carry the risk of owning two properties if yours doesn't sell. Selling first is safer financially and gives you a firm number to shop with, but you may need somewhere to live in between.
Which is right for you depends on your equity position, whether you'd qualify for bridge financing, and how tight inventory is for the kind of home you're buying. It's worth a conversation before you commit either way — my move-up buyer guide walks through both paths.
Often yes, but it depends on your status. Canada's ban on residential purchases by non-Canadians runs until 1 January 2027, and it applies in Census Metropolitan Areas — which includes Airdrie, since we fall inside the Calgary CMA.
The main exemptions:
Financing is a separate question from eligibility. Newcomer mortgage programs exist for buyers without established Canadian credit history, and they're worth asking a broker about early.
